When you rent a property, you are required to pay the rent on time in accordance with the agreement. You may also need to pay some other charges related to the property such as water.

The lessor or agent will notify you about water costs within six months of receiving the water bill.

Lessors will receive the water bill, pay the full amount and provide their tenants with a copy of any water bills or evidence of water consumption to verify the amount to be charged. Tenants will not be billed directly by water supply authorities and will be invoiced their usage by the agent.

Tenants have one month to pay the agreed amount for water consumption after the lessor provides evidence of the costs to the tenant.

Please note that non-payment of the tax invoice for the water usage charges is a breach the tenancy agreement and will result in a Notice to Remedy Breach being issued, followed by a Notice To Leave, resulting in the termination of your tenancy. The outstanding invoices will still be payable and collection arrangements will also be enforced.

When Paying your Invoice:

Please endeavour to pay your water invoice separately to your rent and insert the word "water" into the reference of the payment.

When Moving In:

Water billing periods are unlikely to align with tenancy agreements move in date. Council's will not visit the property to read the meter when you move in or out and provide separate bills.

It's important that both the tenant and the agent make note of the water meter readings on the entry condition reports at the start of the tenancy to calculate water consumption. The agent will more than likely take a date and time stamped photo of the water metre reading.

When Vacating:

Water billing periods are unlikely to align with tenancy agreements move out date. Council's will not visit the property to read the meter when you move in or out and provide separate bills.

It's important that both the tenant and the agent make note of the water meter readings on the exit condition reports at the end of the tenancy to calculate water consumption. The agent will more than likely take a date and time stamped photo of the water metre reading. You will be invoiced for usage from the last paid usage to the amount on the water metre on once vacated. This must be paid immediately in order for your vacate file to be finalised and bond refunded.
